Pavarini McGovern renovated and redeveloped the exterior and interior of 280 Park Avenue—1.2 million sf east and west towers, linked by a 17-story middle building, and ringed by a granite plaza located at 48th Street and Park Avenue in New York City.
Entrances and storefronts were replaced around the exterior base of the east and west buildings. Renovations to the center atrium included remodeling of the bridge between the two buildings and conversion of this exterior space into interior space with the addition of an interior fountain. The entire center building was reclad above the atrium with a new curtainwall, and new storefront entrances were added.
Escalators located in the lobby and center atrium space were removed and replaced, landscape and hardscape were improved. Upgrades and changes to MEPS included the addition of an emergency generator and significant roof renovations, conducted on the east and west buildings.
The lobby was expanded to three times its original size by demolishing the adjacent two-story retail space. Stone interior finishes for the walls and floor along with a Lumescent (backlit lighting) ceiling.
Existing mechanical rooms were relocated and upgraded through the course of the project. In addition, thirty elevator cabs and lobby entrances were refurbished. Construction work was phased in order to maintain constant ingress/egress.
All work was accomplished while maintaining both buildings’ operations, to support the occupied facilities continuity of business.
