


Phased Construction Plan
Over a 30-week project schedule, Structure Tone fit-out and upgraded Fox Rothchild’s offices in Lawrenceville, NJ. A portion of the second and the full third floor, totaling 46,500sf, were constructed in three phases. Structure Tone closely coordinated the flow of work from the second to third floor, allowing the trades to overlap and work in an orderly fashion.
The fit-out included construction of new offices, open areas and conference rooms. Upgrades to the mechanical, electrical, plumbing and fire alarm systems, were also included. To maintain the flow of the work environment, Structure Tone renovated an intercommunicating staircase.
Long Lead Procurement
Structure Tone identified various long lead items that needed to be purchased ahead of the bid phase so that the delivery dates of all materials was inline with the project schedule. Long lead items included millwork, glass, wood doors and hollow metal frames, VAV boxes, light fixtures, wall covering, floor tile and carpet. All materials were procured and assigned to the selected subcontractor as part of their scope of work. The long lead procurement allowed for the materials to be onsite when needed, facilitating the project schedule to be met.
