Five-Star Construction
Structure Tone was selected as the general contractor for the renovation of the five-star, Plaza Athénée Hotel. Work was performed while the hotel remained fully operational and occupied. The overall scope of the work for this boutique hotel included renovations to 77 existing rooms and six suites, upgrades to the lobby, relocation of the fitness center and the addition of a full service spa and gym.
During the preconstruction phase our staff created a detailed schedule and logistics plan to get the work done. An older hotel, only one freight elevator was available for housekeeping, staff and construction personnel. We coordinated daily with hotel management for the use of the elevator to move both the tradesmen and materials without delaying or interrupting the daily work of hotel employees.
When working on the rooms and suites access from rooms above or below those being renovated was often needed. In order for the hotel to not lose “heads in beds” and potential revenue our staff strictly adhered to the project schedule and was in constant contact with hotel representatives to ensure that the rooms were unoccupied for the work but brought immediately back on line for use when access was no longer needed.
What You Don’t See
A concern when working in an older building is the possibility for field conditions to be different from the drawings. When opening walls to create the custom suites for the hotel, our staff quickly identified issues and worked directly with the architect to resolve any layout problems on the spot. Specifically, the Mega and Thai suite construction required that three regular size rooms be demolished to accommodate the new bedroom, bathroom, living room and pantry spaces. Through the diligence and constant communication of the project team no time was lost due to unforeseen field conditions.
