Collaboration Generates Smart Buildings
BIM, building information modeling, provides a strong tool for owners, designers, contractors and subcontractors, opening a dialogue for collaboration and innovation on a project.
The utilization of BIM has many definitions today, from simply a 3D model to a “smart” fully integrated building model. Structure Tone has participated in projects with varying levels of BIM implementation. No matter what level of detail the model provided the conversations and ideas generated by the team utilizing the model created a more effective and resourceful project execution.
When designers, engineers and Structure Tone work together to evaluate the constructability of a design for a building or interior space, they more efficiently work through the details of the project. Utilizing BIM the team is able to:
quickly evaluate value management recommendations within the design update all documents and drawings within the model more quickly, ensuring their accuracy reduce RFIs and change orders
In the not too distant future, BIM will enable the team to:
evaluate and establish pricing and schedules for multiple design schemes ensure that estimates and schedules are more accurate as materials and equipment are measured, quantified and specified
For the field team, the BIM model will provide early-on clash/interference detection and facilitate a more effective coordination effort. Through this effort, the owner, architect, Structure Tone and key subcontractors will reduce field conflicts to almost non-existent, reducing the number of RFIs, design re-work and number of change orders. The model can then be used for fabrication by the trades, reducing the design phase and increasing productivity, both in their shops and in the field.
