
Coordinating with City Representatives
Working on the exterior of the 72,000sf, 11-story Municipal Plaza Building in a highly traveled area of town, not only required coordination with the design team, but City representatives as well. Our staff worked diligently to obtain the necessary permits required for placement of equipment on the street and the safe re-routing of traffic on exceptionally busy construction days. We expedited this process so that the project remained on schedule throughout construction.
Construction management services for the landmark structure included:
- patching and replacing masonry (limestone) veneer
- replacing architectural cast stone, removing and replacing sealants
- tuck-pointing masonry veneer
- abating lead in wood and architectural metal windows
- repainting and re-glazing windows
- rehabilitating fire escape stairs
- reproofing the structure
- restoring granite at the building’s base
Value Engineering During Preconstruction
With a stringent budget for the renovation of this landmark building, our firm provided alternatives to the first project budget. Through extensive research, negotiations and collaboration with the architect, our firm was able to value engineer approximately $500,000 from a $2,000,000 project. Our staff worked to suggest alternate materials that would provide the necessary upgrades without compromising the historic integrity of the building.
