Fit-Out of the Consolidated Offices
After successfully working with Northrop Grumman in the greater Washington, DC area for over 10 years, we expanded our relationship into the Irving, TX facilities. We provided construction services to expand their Human Resources Service Center. Northrop Grumman was consolidating this office into one central location to better support their operations.
We demolished 38,000sf on the first floor to almost shell condition and reused the HVAC systems to reduce costs. The new fit-out encompassed the majority of the floor and included offices, training facilities, conference rooms, support functions and a 4,700sf employee cafeteria.
We also completed exterior site improvements such as accessible parking and ramps, an entrance canopy and banners, night-lighting and landscaping and a new grease interceptor for the facility. Smaller monument signs at secondary entrances provide directional way-finding for the tenants.
Construction Challenges Faced
We met several project challenges with creative and resourceful solutions. Long lead and ‘new on the market’ product delivery issues were met by aggressively teaming with vendors to hold the schedule and maintain the client’s design vision through improved production and shipping dates. On-site collaboration meetings with the design team and vendors were conducted to integrate the structural steel network into existing conditions to support the operable partitions in the training rooms with a minimal rework of base building systems as well as to coordinate a very extensive and complex audio/visual package.
