


LEED Platinum Theater
As construction manager, Structure Tone built celebrated architect Frank Gehry’s new LEED Platinum Signature Center. The Center is located on the lower levels of a new mixed use structure. The new 70,000sf Center includes:
- three theaters on one level, each theater has

a dedicated mechanical system, including AC units and sprinklers above and below the ceiling 
light grids 
fly towers to the ceiling 
catwalks and rigging - two state-of-the art rehearsal studios
- back-of-house services including dressing rooms, showers/baths, and performance prep space
- administrative offices and artist conference/collaboration rooms
Not only will this be the first green Off-Broadway theater, it will achieve the highest LEED designation—LEED Platinum. Our firm procured the compliant specified materials, managed construction waste, reviewed and coordinated subcontractor submittals and documented indoor air quality (IAQ).
Coordinating Work through BIM
To date, this is one of the largest and most complex interiors projects in NYC to be coordinated through BIM and is the first with elements transmitted only in 3D. The project was built through information transmitted in 3D and 2D models and shop drawings.
Because of the complexity of coordination with the base building contractor, Structure Tone implemented laser scanning to create a point cloud that identified all base building structural and piping elements. This facilitated the creation of a singular, common 3D working model from which all trades could work.
The model enabled the tolerances and quality mandated to achieve the Gehry design. Further, BIM assisted with the acoustical demands of the project. With the use of the model we were able to ensure the most minimal acoustic intrusion possible within the space.
