Drinker Biddle & Reath LLP

Structure Tone managed the fit-out and consolidation of the Philadelphia, PA, corporate offices of the national legal firm Drinker Biddle & Reath LLP (Drinker Biddle). Ten floors were reduced to 7.5, and the project comprised 154,000sf.

We segmented construction into three phases over approximately 11 months. A preconstruction period of five months was especially crucial because the initial project budget was greater than Drinker Biddle’s approved funding. By applying value engineering and working closely with the client, owner’s representative and the design team, we developed a priority list and reduced the project budget by more than 20 percent without affecting the schedule – a testament to our teamwork.

We modified open office areas and fully upgraded a seven-story communicating stair. We made renovations and upgrades to elevator lobbies; reception areas; conference, training and multipurpose rooms; collaboration zones; pantries; copy rooms; file rooms and high density file systems; and core and ADA lavatories.

Additional renovation highlights include wood flooring in the elevator lobby; fabric panel ceiling features; new light fixtures; European-style toilets with full partitions separating stalls, which required a re-work of the plumbing rough; new or highly modified MEP systems; an overhauled HVAC system to provide additional fresh air to perimeter offices; and a state-of-the-art A/V system. Some of the high-end finishes were long-lead items that required careful coordination to keep the project on schedule.

The offices remained fully operational during construction, with swing space provided as needed. Because floors above and below the construction area were occupied throughout the project, we required our subcontractors to do all noisy work during off hours in order to mitigate noise.
