This is a new 62-story residential tower in Midtown Manhattan. Designed by Cetra/Ruddy Architects, the development consists of approximately 576,000sf of luxury residential space with 2-level parking cellar, ground floor retail, gym, basketball court and amenity spaces.
The location of the project made for some interesting project challenges. As the building is situated on the site of the old Roseland Ballroom, it abuts three operational – and landmarked – Broadway theaters, while active MTA subway tunnels run through the site. This required PMG to direct complex coordination between the owner, architect, MTA, and Landmarks during all phases of the project, but particularly during the excavation and foundation phase. We also worked directly with the Shubert Organization, who operated the adjacent Broadway theaters, on a good-neighbor policy that would mitigate any noise or vibration disruption to their performance schedule. Our detailed schedule, logistics and safety plans paid off, resulting in zero performance interruptions or foundation issues.
The structure is composed of reinforced concrete founded on concrete mat & caissons. It is clad in a curtain wall of curved glass and aluminum panels.
