Willis Tower, 51 Lime Street

Structure Tone was honoured to lead the fit out of the Willis Building, one of London’s most iconic new towers.

The comprehensive works involved building out the interior of this 370,000sf, 29-storey building, including such features as executive suites, a restaurant and dining rooms, a full gym, on-site hotel accommodations, office areas and abundant conference rooms and meeting spaces.

The Structure Tone team initially became involved during the preconstruction phase, when we developed a plan for executing the sizeable project, addressing such components as logistics, site constraints and procurement and IT strategies. During this time, the team also led design review and coordination meetings as the base build continued its progress.

With that table set, our full-time design coordinator and on-site document control team managed the submittals and approvals process to ensure the finished product was built efficiently and at the level of quality and design vision intended. This process included building mock-ups of major design interfaces, keeping an on-site material sample archive and rigorously inspecting installation of each element.

Logistics was especially challenging. To start, the loading bay is shared with an adjacent building and uses a dedicated goods lift, which limited when and how the team could move materials. The site also had no available holding or storage areas, meaning materials had to be delivered on a “just in time” basis according to the construction schedule and floor capacity sequencing. Complicating matters, the surrounding roads were under construction. Our team had to coordinate very closely with the base building contractor, adjacent property managers, the Corporation of London to ensure the many moving parts flowed smoothly.

The Structure Tone team also helped the project achieve its BREEAM Excellent rating, including recycling 76% of construction materials and using a Consolidation Centre to reduce transport-related CO2 emissions by over 50%.
