In 2010, Pavarini McGovern built a new, 567,000sf, 57-story mixed-use building with 372,000sf of residential space and 195,000sf for the Setai Hotel including restaurants, bars, a spa and a fitness studio. Just steps away from the Empire State Building, both the hotel and condo spaces feature high-end finishes, materials and millwork.

Pavarini McGovern built this a new, 567,000sf, 57-story mixed-use building with 372,000sf of residential space and 195,000sf which included restaurants, bars, a spa and a fitness studio. Just steps away from the Empire State Building, both the hotel and condo spaces feature high-end finishes, materials and millwork.

Maintaining a labor-intensive project such as the Setai without compromising on the sumptuous materials or the budget was a challenge. One particular challenge concerned coordinating the delivery and installation of the stone and millwork finishes, which were manufactured overseas. To maintain the desired design and interior spaces without negatively affecting the schedule, the project team worked closely with the building’s ownership and design consultants to expedite alternate solutions.

Because of the project’s size, scale and popular location, safety for both the crews and the surrounding public was paramount. During the preconstruction phase, we devised a plan that involved routing pedestrians off Fifth Avenue and into and out of the building in a safe manner. This enabled us to close the sidewalk on Fifth Avenue and use the area as lay-down space. We also implemented a unique cocooning system that completely enclosed the perimeter of the floors under active construction, providing perimeter protection of workers and allowing stripping operations to proceed safely. This also served as a “catch-all” system for construction debris, thereby protecting the public and surrounding areas from falling construction material. The cocoon system was independent of the formwork system for the structural concrete construction operation and “slid” up with the active floors as construction progressed vertically.
