Structure Tone Southwest was selected to complete the 187,400sf ground-up construction of their new regional headquarters and distribution center located at the corner of Helios Way and Impact Way. Structure Tone began this 15-acre, green-field project as a partnership with the client, architect, and owner’s representative. The success of this project would have never been realized had these relationships and methods of communication not been a priority from the beginning.
When Structure Tone began this project, we had only been awarded Phase One. During construction of the first phase, we were additionally awarded the construction of Building 1 as well as the interior fit-out of both buildings. The completed campus encompassed over 271,454sf across 15-acres of a 30-acre tract owned by Flooring Services.
Phase One consisted of the new tilt-wall shell building for Flooring Services’ office, showroom and warehouse space. The building encompasses a total of 187,414sf including the shell building, 2nd floor office mezzanine structure and 2nd floor IBS mezzanine and warehouse shell. Site work and grading for Building 2 and future Building 1, paving and landscaping were also included in this first phase. The shell building is composed of site-cast concrete wall tilt-wall panels and the structure is structural steel.
The two-story office/design center is broken down as follows:
1st floor area of offices and warehouse – 165,401sf
2nd floor office mezzanine – 19,437sf
2nd floor IBS mezzanine – 2,576sf
The design team released Phase One through a competitive/best-value RFP, in which Structure Tone Southwest analyzed different methods and schedule situations to provide the best quality and most effective delivery for our client. The most economical approach to earthwork was water injection and the apparent design direction. This process came along with added risk to the team and schedule control inefficiencies.
Structure Tone Southwest’s preconstruction staff recognized the less costly site work technique would ultimately add 42 days to the critical path. Therefore, a superior moisture conditioning process was entertained, allowing operational and management costs to be credited back to the owner. Thinking outside of the box shaved weeks off the schedule and provided a price reduction value of $542,579 for the client.
Halfway through the completion of the shell building Structure Tone was awarded the interior fit-out portion of the project. Office spaces, showroom vignettes, and warehouse space were all completed to spec. Coordinating this portion with the client was paramount. As a finishes distributor in the residential sector, many of the final installations were to be completed by their own vendors to display their products.
Phase Two included the 84,040sf Building 1. The final use of this building would include Flooring Services’ in-house stone countertop fabrication. Similar to the construction of Building 2, Structure Tone completed the site-cast concrete tilt-wall and structural steel structure facility. Since sitework was completed during Phase One, our team was able to go right to work laying out the panels and preparing for steel erection.
This new state-of-the-art facility provides a way for Flooring Services to consolidate their efforts in the region, recruit new talent, and remain an industry leader. Structure Tone was pleased to be able to realize our client’s vision and execute a successful project safely through innovation and integrity.
