In response to an upcoming lease expiration, the American Society of Composers, Authors and Publishers (ASCAP) relocated their offices from 1900 Broadway to 250 West 57th Street. Structure Tone was selected by this non-profit, performing rights organization and membership association to provide general contracting services for their new headquarters. Comprised of more than 735,000 songwriters, composers and music publishers, ASCAP’s mission is to license and promote the music of their members and make it possible for them to be paid fairly when their music is performed publicly, live or over any media platform.
During Milbank LLP’s move from Wall Street to 55 Hudson Yards, we transformed 10 expansive floors into a world-class work experience for lawyers, staff and clients. This single-phase project spans floors 30-39, with the 35th, 36th and 37th floors completing early for TCO and PA requirements. We combined private space for focused work with social areas for team collaboration. Keeping with the industry trend of reduced room sizes, partner and associate offices are smaller than their former ones downtown, but space is expanded visually using high ceilings and reflective surfaces. Contemporary art pieces and custom finishes accentuate the architecture and complement curves and shapes that make the office unique.
Structure Tone Southwest completed the two-phased project of the Gemalto Austin Office re-stack on the 3rd, 4th, and half of the 2nd floor in the Arboretum Plaza. The project is a multi-phased approach to downsize from an existing 60,000sf floor plan to 45,000sf while the client remains active and in occupancy. The project team worked closely with Gemalto’s staff, especially the Information Technology group, to maintain a zero impact to their critical IT systems.
Structure Tone Southwest was selected to complete the 187,400sf ground-up construction of FS Builder Resources’ new regional headquarters and distribution center located at the corner of Helios Way and Impact Way. We began this 15-acre, greenfield project as a partnership with the client, architect, and owner’s representative. The success of this project would have never been realized had these relationships and methods of communication not been a priority from the beginning.
AmerisourceBergen’s new regional headquarters combined a tilt-wall core and shell building with an interior fit-out, including site development, structure, building envelope, utility infrastructure and premiere office space. The interior boasts state-of-the-art amenities like tech-enabled conference and business centers, specialized mother rooms, fitness and yoga centers, a coffee shop, café and a micro-market.
Brinker International, owner of restaurant chains Chili’s and Maggiano’s, aimed to consolidate its local business operations, upgrade their facilities and create a space that reflected the company’s bright future. Brinker hired Structure Tone Southwest to bring their vision to life within a new, 4-story, 214,000sf office building.
Inspired by their creative and durable carpet and flooring products, Shaw Contract enlisted Structure Tone to manage the construction of their sales office and showroom space at 853 Broadway, located above Manhattan’s historic Union Square neighborhood.
Our firm managed the construction of the headquarters office at 250 West 55th Street for Kaye Scholer, now merged with Arnold & Porter in a new firm called Arnold & Porter Kaye Scholer. This fit-out project took place on the concourse, floors 3 through 12 and a portion of the 13th floor, totaling approximately 260,000sf. We worked with Gensler and other project consultants to create an office that encourages creativity and collaboration.
