The LFD Healthcare team has worked with The Brooklyn Hospital Center (TBHC) to complete several projects and help expand their footprint in the community. We were hired to manage the construction of the fitout of six floors (6-11) in a medical office building in downtown Brooklyn. This expansion was a critical project for TBHC and provides patients with the opportunity to meet their physicians in a non-emergency setting for medical visits and procedures.
The challenge for our team, was to get the fitout completed and available for commissioning within a tight, four-month construction schedule. To complicate the logistics, we had to accommodate the operational patient clinic that was in the bottom half of the building. This required maintaining the separation of our construction activities from patients and clinic staff throughout the duration of the project. We created detailed ICRA plans and a controlled point of access for construction activities to keep everyone safe and operations protected.
To meet the deadline, we expedited fabrications of long lead items including hollow metal frames and doors millwork fabrication based on hold dimensions, light fixtures and controls, custom wood ceilings, specialty wall coverings and sliding barn doors. Multiple subcontractors were engaged to work concurrently with multiple crews on multiple floors completing ductwork, sprinklers, partitions and finishes including painting and flooring. Coordination between trades was carefully monitored to ensure the smooth flow of construction sequencing and worker harmony. The project was completed on schedule including the coordination and installation of hospital’s equipment, exam table and FFEs.
