The Structure Tone organization has managed new construction, renovations and existing space conversions for more than 27 million sf of residential and mixed-use building projects.

Residential construction is rapidly expanding as corporations migrate to the urban centers to attract and provide for highly skilled talent. Residences provide higher quality amenities for a flexible and mobile generation of tenants. For instance, our operating unit Pavarini McGovern recently built a 35-story, 451-unit, 641,760sf residential building at 110 First Street, Jersey City, New Jersey’s fastest growing municipality, and a symbol of the Garden State’s revitalized urban core. The work, which was undertaken under a Project Labor Agreement (PLA) with Jersey City, significantly contributed to the transformation of the area.

We bring deep experience about the challenges affecting residential/mixed-use construction. We understand that early development of a schedule and budget is essential to securing financing for residential projects and that residential construction requires substantial investment in marketing and sales prior to beginning construction. So at project onset, we work with owners, designers, and vendors to construct a sales office with system mock-ups and finishes to let potential buyers feel right at home right away.

We work with the design team and owners or developers to define project scope. We apply value engineering and value management methods to maximize budget effectiveness and the construction schedule. We approach each daily contractor walk-through from the perspective of a homeowner, examining for quality and ensuring the specification of the smallest design detail, as well as a project completed on time and on budget.
