ASCAP In response to an upcoming lease expiration, the American Society of Composers, Authors and Publishers (ASCAP) relocated their offices from 1900 Broadway to 250 West 57th Street. Structure Tone was selected by this non-profit, performing rights organization and membership association to provide general contracting services for their new headquarters. Comprised of more than 735,000 songwriters, composers and music publishers, ASCAP’s mission is to license and promote the music of their members and make it possible for them to be paid fairly when their music is performed publicly, live or over any media platform.
Milbank LLP During Milbank LLP’s move from Wall Street to 55 Hudson Yards, we transformed 10 expansive floors into a world-class work experience for lawyers, staff and clients. This single-phase project spans floors 30-39, with the 35th, 36th and 37th floors completing early for TCO and PA requirements. We combined private space for focused work with social areas for team collaboration. Keeping with the industry trend of reduced room sizes, partner and associate offices are smaller than their former ones downtown, but space is expanded visually using high ceilings and reflective surfaces. Contemporary art pieces and custom finishes accentuate the architecture and complement curves and shapes that make the office unique.
Silicon Valley Bank California-based Silicon Valley Bank wanted a breakout office in New York City that showcases the company’s unique collaborative model. The office at 387 Park Avenue South is double the footprint of their previous space and provides a high-end “hub” for employees and investors. Structure Tone managed this expansion on an aggressive 12-week schedule so that SVB could be operational as quickly as possible.
The Stayton Room at The Lexington Hotel The Lexington Hotel bar—The Stayton Room—pays homage to former U.S. Navy Captain William Stayton who founded the Association Against the Prohibition Amendment in 1918. Stayton was widely recognized as a key leader in the fight against Prohibition, and The Stayton Room embodies the spirit of the “Roaring Twenties.” Conveniently located on East 48th Street and situated adjacent to the hotel’s lobby, The Stayton Room invites guests to step back in time to a world of Art Deco luxury, featuring dark wood, plush sofas, and intimate lighting.
Federal Home Loan Bank Structure Tone provided construction management services for Federal Home Loan Bank of New York’s (FHLBNY) office fit-out on the sixth and seventh floors of 101 Park Avenue. We completed the renovation on schedule, using our knowledge of the building to make FHLBNY’s transition as seamless as possible.

Kaye Scholer LLP Our firm managed the construction of the headquarters office at 250 West 55th Street for Kaye Scholer, now merged with Arnold & Porter in a new firm called Arnold & Porter Kaye Scholer. This fit-out project took place on the concourse, floors 3 through 12 and a portion of the 13th floor, totaling approximately 260,000sf. We worked with Gensler and other project consultants to create an office that encourages creativity and collaboration.
