Pavarini McGovern is providing preconstruction and construction phases with RFR Realty, Hines, and the design team led by Foster+Partners for a new residential condominium high-rise on an approximately 8,000 gsf corner site at the southwest corner of Lexington Avenue and East 53rd Street in Midtown Manhattan.
The current design calls for a new 328,000 gsf, 61-story, (712 ft tall), high-rise with curtain wall façades, housing, condominium apartments with amenities that include a ground floor restaurant, swimming pool, sauna, gymnasium and relaxation room in 33,000 gsf.
The new high-rise is on the eastern side of the full block that is the home of the landmarked Seagram’s Building at 375 Park Avenue, and is in close proximity to the former General Electric building, as well as Citicorp Center.
As a result, the project required approval of the New York City Landmarks Preservation Commission. Preconstruction planning also required extensive, complex land-use agreements with adjacent property owners to make sure that the new building would have minimal impact on their properties. The new high-rise tower is directly adjacent to a subway tunnel that will be exposed to the site during construction, requiring extensive surveying. The subway system will require continual, close monitoring during construction. Throughout the value engineering process our staff adhered strictly to the New York City Landmarks Preservation Committee’s requirements to ensure that the new structure blended with the historic nature of the area.
